Key takeaways

  • Determine the property’s community district from an official NYC record.
  • For Cycle 2, Sub-cycle C, districts 4, 6, 8, 9, and 16 are due in 2026.
  • Use DOB NOW: Safety for LL152 transactions beginning July 27, 2026.

Local Law 152 is not a one-time filing. Covered NYC buildings must complete a gas piping system inspection at least once every four years, and the inspection year is assigned by community district. Miss the window, and the issue becomes a DOB compliance problem instead of a routine scheduled inspection.

This guide is for building owners, managing agents, co-op boards, condo boards, and commercial property managers trying to answer the practical question: when is my Local Law 152 inspection due?

DOB is also changing the filing workflow during the 2026 cycle. The legacy portal closes after July 24, submissions pause on July 25 and 26, and LL152 certifications and related transactions move to DOB NOW: Safety on July 27. This guide separates that portal change from the inspection deadline itself.

If your building already failed inspection, received a Notice of Deficiency, or had gas service shut off, read our gas violation repair guide next. This article focuses on the deadline calendar and how to stay ahead of it.

Local Law 152 Deadline Schedule

DOB groups Local Law 152 inspection deadlines by community district. Confirm the current cycle on DOB’s official gas-piping inspection page before relying on this planning table.

Sub-cycleCommunity districtsCurrent and upcoming windows
A1, 3, 102024 and 2028
B2, 5, 7, 13, 182025 and 2029
C4, 6, 8, 9, 162026 and 2030
D11, 12, 14, 15, 172027 and 2031

For the current cycle, buildings in community districts 4, 6, 8, 9, and 16 have an inspection window running from January 1, 2026 through December 31, 2026. Buildings in districts 11, 12, 14, 15, and 17 are due in 2027. The cycle then starts over with districts 1, 3, and 10 in 2028.

What Changes on July 27, 2026?

DOB's Follow-up #8 sets the cutover schedule:

  • The legacy online portal is unavailable after July 24, 2026.
  • LL152 submissions cannot be made on July 25 or July 26.
  • Beginning July 27, initial certifications, correction certifications, extension requests, property-verification requests, inspection notifications and cancellations, unsafe-condition notifications, and civil-penalty challenges or waivers move to DOB NOW: Safety.
  • For a Cycle 2, Sub-cycle C building whose initial certification was not submitted by July 24, the initial certification belongs in DOB NOW: Safety and the paper GPS2 is no longer required.

One transition case remains separate. If an owner submitted a paper GPS2 through the legacy portal stating that corrections needed additional time but had not submitted the correction GPS2 by July 24, DOB says that correction submission will follow a separate service update outside DOB NOW. Owners in that situation should check DOB's current service updates before sending anything.

How to Find Your Community District

Your Local Law 152 deadline is based on community district, not borough alone. Queens, Brooklyn, Manhattan, and the Bronx each contain multiple community districts, and nearby buildings can fall into different sub-cycles.

  1. Look up the building address. Use the NYC Department of City Planning community profile lookup or the DOB property record.
  2. Confirm the community district number. The number is the key field for the LL152 sub-cycle.
  3. Match that district to the schedule. For example, Community District 6 is a Sub-Cycle C district, so the current window is 2026 and the next one is 2030.
  4. Check whether the required certification appears in the current DOB record. Do not assume the filing happened because an inspection was performed.

Austin Plumbing can check your address, confirm the assigned inspection year, and tell you whether the building appears current before the deadline becomes urgent.

Which Buildings Are Covered?

Local Law 152 applies broadly to NYC buildings, with key exemptions for one- and two-family homes and other buildings classified in Occupancy Group R-3. DOB also publishes building classification categories that are not required to comply.

If your building is multifamily, mixed-use, commercial, institutional, or otherwise outside R-3, assume it may be covered until the classification is checked. DOB distinguishes a building that contains no gas piping from a building that has piping but is not currently supplied with gas and has no connected gas appliances. Under DOB's April 2026 Follow-up #7, a no-piping certification is submitted once, while inactive-service documentation is required in each cycle. Use the separate no gas service versus no gas piping guide to identify the correct evidence and filing path before treating a closed account or locked meter as a no-piping record.

Owner takeaway: The safest first step is a property-specific lookup. The building classification, gas service status, community district, and prior certification history all matter.

What Has to Happen Before the Deadline?

The deadline is not just the day an inspector visits. A complete Local Law 152 compliance cycle includes inspection, owner documentation, and DOB submission.

  • Advance notification. The inspection entity notifies DOB at least two days before the inspection.
  • Inspection by an LMP or DOB-registered journeyman who completed approved training under LMP supervision. The inspection covers exposed gas piping and visible conditions required under the rule.
  • Gas Piping System Periodic Inspection Report. The LMP provides the inspection report to the owner within 30 days of inspection.
  • Initial certification submission. The owner submits the LMP-backed certification to DOB within 60 days of inspection. Beginning July 27, the transaction is completed in DOB NOW: Safety without a paper GPS2.
  • Correction certification if conditions are found. The initial certification remains due within 60 days. DOB then requires a correction certification within 120 days of inspection, or within 180 days when the initial certification states that additional time is needed.

Waiting until late December creates a scheduling problem. If the inspection finds conditions, you may need field review, corrective work, permits or testing where required by the scope, and a follow-up certification. Those steps are condition-specific; an LL152 finding does not automatically create a pressure test or utility-restoration sequence.

What If the Inspection Finds a Problem?

Not every Local Law 152 inspection ends without identified conditions. DOB's FAQs describe the periodic-inspection scope around exposed piping, leak survey areas, corrosion, illegal connections, and non-code-compliant conditions; it excludes piping and appliances inside tenant spaces.

Unsafe or hazardous conditions must be reported immediately to the owner, utility, and DOB. That can lead to a gas shutoff until corrective work is completed. Less urgent deficiencies still need to be corrected and certified within the required follow-up timeline.

For a deeper breakdown of failed inspections, utility shutoffs, and gas restoration, see NYC Local Law 152: How Gas Violations Happen & How to Fix Them.

The best LL152 work happens before the deadline pressure starts. Building owners should plan around the possibility that the first inspection may uncover conditions that need repair.

Planning pointWhat to do
Early in the cycleConfirm community district, covered status, prior certification record, and gas-service status.
Before the deadline becomes urgentSchedule the inspection with time for access coordination and corrective work.
After deficiencies are identifiedFollow DOB’s applicable correction and certification path.
Before the cycle closesBeginning July 27, confirm DOB NOW shows the expected certification and any correction or extension record.

Owners should arrange access to every area included by the rule—public spaces, hallways, corridors, and applicable mechanical and boiler rooms. DOB says an inspector should not certify an incomplete inspection and that an incomplete inspection must be repeated. Tenant spaces and appliances within them are outside the LL152 periodic-inspection scope.

Common Deadline Mistakes

  • Using borough instead of community district. A Brooklyn building is not simply due when Brooklyn is due. The community district controls the cycle.
  • Assuming inspection equals filing. The required certification must be submitted to DOB; an inspection report sitting in a file is not enough.
  • Using the retired portal after July 24, 2026. New LL152 transactions move to DOB NOW: Safety on July 27, after a two-day submission pause.
  • Waiting until the last month. If deficiencies are found, there may not be enough time to correct them before the cycle closes.
  • Ignoring buildings without active gas service. Covered buildings without active gas may still need a no-gas certification path.
  • Not checking old filings after a purchase. New owners often inherit missed LL152 obligations from prior ownership.

How This Guide Differs from Our LL152 Service Page

This article is a deadline guide. Use it to understand the cycle, community district schedule, and planning timeline. Start with the Local Law 152 address and owner-route lookup to match the property to its recorded community district, then decide whether you need an inspection, corrective work, or a DOB record review.

If you already have a DOB violation, Notice of Deficiency, utility shutoff, or failed inspection, the issue has moved from deadline planning into violation response. In that case, start with our DOB plumbing violation removal process or call directly.

Common Questions

How does an owner find the Local Law 152 community district?

Use an official NYC property or community-district lookup and verify the result against the building address before applying the DOB cycle schedule.

Are Local Law 152 deadlines permanent?

The requirement follows recurring cycles, but owners should always use DOB’s current published schedule and guidance rather than relying on an old article or prior inspection date.

Where are Local Law 152 certifications submitted after July 27, 2026?

DOB says certifications and related transactions move to DOB NOW: Safety on July 27, 2026. The legacy online portal closes after July 24, and no submissions can be made on July 25 or 26.
